Miles is great to work with. He's always on top of things about your listing and can even explain about estople fees, or anything concerning the business end of the real estate mysteries.

Miles was great help. My purchase was unfortunately interrupted by the owners death. Miles had to work with the heirs to guide the purchase forward through the probate process and kept me in the loop. He even worked out a preclosing occupancy deal with the heirs and that helped me greatly. He is a good man, Thanks Miles.

My experience with Miles Patterson as a Real Estate Agent has been excellent. At the beginning of July 2024, I closed on a home. To whom it may concern. Because of a family situation we had to move from Gainesville to Lake City fairly quick recently. We called a friend of ours, Miles Patterson with Watson Realty in Gainesville for advise and possibly representing us in selling our home. Obviously Miles did the research on our home before our first meeting. At that meeting he was through in explaining the process of selling our home to us. We decided to have Miles represent us. We asked Miles to wait a couple days to put our home on the market. In the meantime all the paper work was handled electronically. Also a photographer came to take pictures. They made our home and property look great. We asked Miles to put our home on the market May 3. By the end of that day (Monday) about twelve showings had been scheduled. Miles called that night to tell us we had offers. On Tuesday we had another twelve showings and more offers. Miles kept us informed both days of the interest in our home. By 9 PM on Tuesday we accepted one of the offers. Because it was a “cash sale” we were able to close in twenty five days on May 28. Haile Tittle handled the closing. In the hour it took us to travel from Gainesville to Lake City our money was already wired into our bank account. We moved out on May 25. And there was Miles with lunch, what a guy. Joyce, my wife, and I were in the process of deciding where to live in Florida when we stumbled into the Watson corporate offices and met Miles. Informing us in a very professional manner, he introduced us to the town, learned the type of house we wanted to buy and showed us the homes on the market at that time which we might consider. There being none, the next day (and for a couple of weeks thereafter) we inspected numerous homes and lots in neighboring developments. In the last four years Miles Patterson has been my realtor helping me sell two properties near the University of Florida. Both properties sold extremely quick due to his work ethic and commitment.
